FHA Loan Help

Homebuyers who wish to finance via an FHA loan may be required to obtain an inspection for termites and other wood destroying insects. This is done at the lender’s discretion, but may also be mandated by state or local laws, especially when termite problems are common in your area. New Constructions must provide adequate protection against subterranean termites. Acceptable treatment methods include chemical soil treatment, pressure treated wood, naturally termite-resistant wood, bait systems, or any combination of these treatments. Buildings that use steel, masonry, or concrete typically do not require treatment. All treatments must be EPA approved and applied according to EPA guidelines. 

Existing Constructions (over 1 year old) require further inspection at the lender’s discretion, when it is required by law, when the property is in a TIP Zone, and when there are signs of pest infestation or suspicious damage. The same rules apply for single/multi-family homes and condos.
